The historic Majori manor complex located in Jūrmala, at Konkordijas Street 66, has been successfully auctioned for 699,084.97 euros. According to SJSC "State Real Estate" (SRE) management board member Andris Vārna, the repeat auction for this property, which ended on 27 June, had a starting bid of 315,084.97 euros, an increment of 2000 euros, and involved 4 participants.
‘We hope that with proper care by the investors, Majori manor will soon open its doors as a hospitality venue or a residential building. This unique property is an excellent opportunity for developing business in a prestigious area of Jūrmala. It can become an excellent hotel attractive to both the local residents of Jūrmala and its guests. Meanwhile, if they convert the historic buildings into residential units, the potential buyers will get valuable properties in the centre of Jūrmala, adding a benefit to the city’s environment,’ Vārna said.
Majori manor is situated in a picturesque location at Konkordijas street, on the banks of the Lielupe River. Its block is delimited Konkordijas, Jaunā, Ormaņu, and J. Pliekšāna streets. The property consists of a large plot of land with a total area of 23,845 square metres and a number of buildings in it. The plot has access via asphalt-paved streets, and the surrounding infrastructure offers good options for both business and public activities.
The Majori manor complex comprises a number of buildings and additional structures. The main administrative building has a total floor area of 533.9 square metres, with two aboveground floors. Its technical condition is deemed partially satisfactory: it needs renovation, especially its structure and utility system.
The residential building, with a total area of 95.4 square metres and one aboveground floor is in poor technical condition, requiring major structural and interior repairs.
The former orphanage building, with a total area of 1054.7 square metres and two aboveground floors, is also in poor technical condition, requiring extensive renovation in all its aspects, from the structure to the interior finish. In addition to these buildings, there is also a cellar, a barn, and a greenhouse. Majori manor is a local architectural heritage site.
History of the building
Majori manor was built in 1910 following a design by architect W. Bockslaff for the von Fircks Courland noble family, intended as a summer residence and a hunting lodge. Historically, the Majori manor complex was an entailed property, i.e. a manor inherited by the eldest son or the elder of the family.
After the 1920 land reform, the manor became state property. Since 1924, the building housed an orphanage and later an orphan care centre that existed until December 2006. In 2009, ownership over the manor was transferred to Jūrmala Municipality. SRE took the building over in 2023.
