SJSC “State Real Estate” (SRE) announces application for the auction of the real estate located in Jūrmala, 66 Konkordijas Street, i.e. the historical property of Majori Manor. The auction will take place from 5 March to 4 April and interested parties can apply for the auction and inspection of the object until 25 March, SRE Board Member Andris Vārna informs.
“The auction of Majori Manor is a rare opportunity to develop business in the hospitality sector in a prestigious region of Jūrmala. Majori has become a popular residential area and a tourist destination for those who appreciate the quiet atmosphere of Jūrmala. This real estate has the potential to create an exclusive hotel or restaurant complex that would be attractive to both locals and tourists. By converting historic buildings into residential structures, investors will acquire new properties in the centre of Jūrmala with high added value. From time to time, buildings of historical importance are available in SRE auctions. In September of 2022, the complex of Igate Manor was successfully auctioned and its new owner has already carried out substantial renovation work and plans further development. Similarly, Lēnu Manor in Nīkrāce Municipality was transferred into the ownership of a private person four years ago and has now undergone substantial changes,” A. Vārna reveals.
The property is located alongside the River Lielupe, on Konkordijas Street, in a block formed by Konkordijas, Jaunā, Ormaņu, and J. Pliekšāna Streets. The real estate consists of a plot of land with a total area of 23,845 square metres and the buildings located thereon. The plot of land can be accessed from asphalted streets and the surrounding infrastructure offers good opportunities for both commercial and public activities.
The property consists of several buildings and additional structures. It comprises an administrative building with a total floor area of 533.9 square metres and two floors above ground. The technical condition is partly satisfactory; however, certain repairs are required, especially as regards the building construction and engineer networks.
The residential building with a total area of 95.4 square metres and one floor above ground is in a poor technical condition and requires major structural and interior repairs.
The orphanage, with a total area of 1054.7 square metres and two floors above ground, is also in a poor technical condition and requires extensive renovation work in all areas, from the structure to the interior fittings. In addition to these buildings, there is also a cellar, a barn, and a greenhouse. Majori Manor is an architectural monument of local importance.
The opening auction price is set at EUR 525,141.62 and the bid is EUR 5000. For more information about the auction and the property, visit the official website of the auction at izsoles.ta.gov.lv.
History of the building
Majori Manor was built in 1910 on the basis of the design by architect V. Boxlaff for the needs of the von Fircks noble family in Courland as a summer residence and hunting castle. Historically, the complex of Majori Manor was an entailed property, i.e. a manor inherited by male primogeniture.
After the land reform in 1920, the manor became state property. Since 1924, the building housed an orphanage and later an orphan care centre that existed until December 2006. In 2009, the manor was transferred into the ownership of Jūrmala Municipality. SRE took over the building in 2023.
