Under the supervision of SJSC “State Real Estate” (SRE), dismantling of the roof of the third floor of Valmiera Drama Theatre has started at the place where the “black box” hall is planned. Dismantling works at the construction site of the new hall are planned to be completed by March in order to continue building the newly constructed structures,” reveals Renārs Griškevičs, Chairman of the Board of SRE.
The general partnership SBSC started the energy efficiency improvement project of Valmiera Drama Theatre in October 2021. Until now, extensive dismantling works have been performed in the theatre: the floors and partition walls in the basement have been dismantled, the extension has been dismantled on the first floor, the dismantling of the structures of the two staircases has been completed, at a height of six floors. The strengthening of structures has been started, as well as the construction of piles and other preparations for the construction of new structures have been made.
“We are grateful that we managed to reach an agreement with the SRE and the constructors, and the progress of the construction work has not stopped the rehearsals of the actors and the theatre performances, as the work continues in part of the theatre building. Since January, performances can again take place in the Round Hall of the theatre, although spectators have to be ready for certain inconveniences and enter through what is almost a construction site - this set-up is a challenge for everyone involved and requires a lot of understanding and respect for each other's work. I hope that the end result at the beginning of 2023 will inspire us all - first of all, the audience who are not leaving us even in the most difficult times”, says Evita Ašeradena, Director of Valmiera Drama Theatre.
Not only is the dismantling of the roof on the third floor currently underway, which will be completed by March, but also the construction of new structures, which will include the excavation of the load-bearing columns to strengthen them. After the end of the project, they will support the new, modern “black box” hall, which is not currently available to the theatre. “The main goal of the project is to increase the energy efficiency of the theatre, strengthen the existing building structures and build new ones, as well as improve the technical condition of the building, environmental accessibility and fire safety, while adapting the premises to the needs of actors,” says Renārs Griškevičs.
The reconstruction project of the theatre was developed by the architecture firm “Sestais stils”. The total construction cost of the project is 6.5 million euros and the work will be completed in early 2023.
SRE currently continues works on 54 different construction sites of national importance, with a total project budget of 223 million euros. SRE provides professional real estate management and administration for approximately 400 real estate properties with 1100 buildings and 1.02 million square metres of space and more than 3600 land properties of 9.6 million square metres. The company was founded in 1996 and is 100% owned by the Ministry of Finance.
